Cracks in Drywall: When to Worry and When to Patch

What this comes down to

  • A crack that opens in winter and closes in summer is usually framing moving with the seasons, not a foundation failing.
  • Cracks that follow a taped seam or the corner where a wall meets the ceiling are the most common and the least serious.
  • A crack that runs through the face of the board, not along a seam, is more likely to reflect settlement or deflection.
  • Foundation movement shows up in doors, windows and outside masonry before it shows up as a crack in a bedroom wall.
  • Dry winter air shrinks both wood and gypsum, and the EPA's advised indoor humidity of 30 to 50 percent slows it.
  • A moving crack returns after any patch, so Perfect Work marks and dates it first. A small drywall patch starts at $149.

A crack almost always opens at the corner tape, the weakest member in this joint. The orange band is where wall and ceiling meet.

Most cracks in drywall are cosmetic. They open along taped seams, in corners and where a wall meets the ceiling. Those are the weakest points in a flexible finish. A smaller group of cracks does mean the house is moving, and the pattern tells the two apart.

This guide sorts cracks by where they form and what they do over a season. It draws on a wall and ceiling trade bureau, a gypsum maker, a truss engineer and the EPA. It ends with what a patch costs and what only a visit can settle.

Are cracks in drywall serious?

Usually not. Drywall is a flexible finish, and the tape seam between two sheets is its point of least resistance. The Northwest Wall and Ceiling Bureau reviewed winter cracking in its inspection findings. The cracks followed the tape joints.

That bureau found no sign of settlement behind those cracks. It also says a crack through the board itself generally reflects movement. Settlement and deflection are the usual causes. Whether a crack follows a seam or crosses the board is the first thing to check.

Why do drywall cracks open in winter and close in summer?

The framing and the drywall move at different rates. Wood dries and shrinks in heated winter air, and the boards fastened to it do not follow. Seams and corners open, then close again as humidity returns in summer.

The engineers at Simpson Strong-Tie explain the ceiling version in a truss movement article. They describe gaps that open in winter and close in summer. The walls or floors below may be what moves.

Their article adds that this seasonal arching does not indicate a structural problem. It cites a Truss Plate Institute technical note on the causes. Causes include attic moisture, settlement, expansive soils, shrinkage and building errors.

When the bottom chord arches in winter, the ceiling lifts off the wall below it. The orange clip is the member that lets it slide.

What does a crack where the wall meets the ceiling mean?

Most often it means seasonal movement at the top of a partition wall. The ceiling drywall is fastened to the truss above and the wall drywall to the studs below. Any lift or shrink pulls the corner apart.

The same Simpson article describes a floating detail for new construction. The drywall is not fastened to the bottom chord within 16 inches of the wall. The ceiling can then move without tearing the corner.

National Gypsum's ceiling cracking guidance takes the same approach for long spans. It calls for resilient channels. They separate the ceiling from the framing, so each can expand and contract alone.

In an existing house the practical version is a flexible caulk line, not rigid joint compound. Perfect Work Remodeling & Repairs uses caulk where a corner is known to move.

Which cracks point to a larger problem?

Cracks that point past the drywall tend to arrive in groups. A single hairline in a corner is a finish issue. A crack through the face of the board is not. Neither is one that keeps widening after a full year.

Simpson's engineers separate the two cleanly. Foundation settlement may indicate a structural problem, while seasonal truss arching does not. The test is whether anything outside the drywall moved too, such as a door that sticks in its frame.

How does indoor humidity change the cracking?

Dry air pulls moisture out of wood and gypsum, and both shrink. The Northwest Wall and Ceiling Bureau logged indoor humidity as low as 10 percent in one cold snap. It describes a comfortable indoor range as 35 to 50 percent.

The EPA's indoor humidity guidance advises staying below 60 percent, ideally at 30 to 50. A humidity meter costs $10 to $50, the agency says, and shows what the room air is doing.

A reading in the teens on a January morning would explain a lot of seam cracks. The guide to a humid basement covers the opposite problem, where the air is too wet.

How can I tell a moving crack from a settled one?

Mark both ends of the crack with a pencil and write the date beside each mark. Photograph it next to a ruler. Check again after a month and again after a season. A crack that stays inside its marks and narrows by summer is seasonal.

A crack that crosses its marks and keeps going is a different case. Perfect Work Remodeling & Repairs treats a crack still widening after a year as a framing question. It is no longer a drywall question.

What does fixing a drywall crack cost?

A small drywall patch starts from $149 and a water-damage patch from $249. Both are starting prices, not quotes, and the visit confirms them. The handyman rate is $65 per hour with a $99 minimum service call.

A patch costs a fraction of a repair that chases the wrong cause. The $149 bar is the one most cracks need.

What cannot be determined from a crack?

Whether the house is settling. A crack records that something moved, but not why or whether it will move again. Only time and measurement separate a seasonal shift from a one-time settlement.

The patterns above are guides, not a diagnosis. A pencil mark held through a year, a level and a look at the framing are what answer it. Cracks beside a stain, a sagging ceiling or a stuck door deserve a look in person.

Drywall crack questions

Are hairline cracks in drywall normal?

Yes, in most houses. Hairline cracks along tape seams and corners are the most common kind. They usually follow the seasons. They tend to open in dry winter air and narrow in summer. A hairline that stays the same width through a year is cosmetic.

Can I just paint over a crack in drywall?

Not for long. Paint alone does not bridge a moving seam, so the crack reopens. Fill a seam crack with tape and compound, and use flexible caulk where a wall meets a ceiling. If the crack keeps returning, the movement itself needs a look.

How does Perfect Work decide whether a drywall crack is cosmetic?

Perfect Work Remodeling & Repairs checks where the crack sits and which way it runs. It then looks at the doors and windows nearby and the framing above. A seam crack with nothing else moving is patched. A crack through the board is marked and monitored first.

Why does drywall crack at the corners of doors and windows?

Movement concentrates at openings, where the wall has less continuous drywall to share the load. A diagonal crack from a door or window corner often follows seasonal framing movement. If the door or window also sticks, have the framing checked before patching.

What does a drywall crack repair from Perfect Work include?

Perfect Work Remodeling & Repairs lists the patch, the texture match and the paint in the estimate. A small patch starts at $149. A crack tied to water starts at $249 and includes finding the source. A patch over a wet wall fails.

What indoor humidity keeps drywall from cracking?

The EPA advises keeping indoor humidity below 60 percent, ideally between 30 and 50 percent. Very dry winter air, which can fall below 20 percent, shrinks wood and gypsum and opens seams. A humidity meter costs $10 to $50 and shows where the house sits.

Mark it, date it, then decide

A crack is information. Where it forms, how it moves and what else changed beside it matter more than its width. Marking and dating it costs nothing and turns a worry into a measurement.

A visit from Perfect Work Remodeling & Repairs starts with those marks. It then checks the doors, the windows and the framing above the crack. The guide to ceiling water stains covers cracks with a stain. Home repair services and handyman services list the work.
